What did YOU learn the hard way in Real Estate?
Let’s Talk About Real Estate – Lisa B and Bjorn Kunzel discuss relevant real estate topics this week.
In my Facebook Group, Let’s Talk About Real Estate I asked the question, What did you learn the hard way?
These were some responses from agents and we discussed each one –
- Not everyone has integrity.
- There’s no loyalty in the game. Friends, family, and clients.
- Not all coaching is good coaching.
- Never take advice from someone who knows less than you do.
- Don’t spend your commission until you have it in your bank account.
- Do NOT let a group of buyers go in opposite directions. Keep them in a herd!
- Moving areas, including states every couple of years, doesn’t really work in real estate.
- Never tell a seller you have an offer coming prior to getting it on contract.
- If it’s not in writing – you have nothing.. Until it’s in blood…!
- Talk to the neighbours! Some will list.. When they do, you lost a listing.
- Don’t get emotionally involved!
- Buyers are liars but sellers are worse.
- 5 minutes before an open is not enough time remaining to use the toilet.
- Not having bought enough of it 30 years ago.
- Connection and rapport are important, but if you don’t close.. you have nothing. You will not eat.
- Socks are optional.
- Make sure you’ve got the right keys to the property BEFORE an open.
- Lock the front door to the house before using the toilet.
- Never release the deposit to the vendor prior to settlement.
- Don’t ask the tenant on a date, they have boyfriends.
- People lie!
- The grind of everyday consistency is the hardest thing to do to be number 1.
- Parents + sales = Panadol.
An interesting topic in Let’s Talk About Real Estate was..
Does your Signboard have your photo?
We ran a poll
Yes – 50 votes
No – 41 votes
A few agents commented and said that they don’t have photo boards said they don’t for the following reasons –
- They think it’s old school.
- A few said their heads are too ROUGH.
- Some said that it’s all about the property, not the agent. Their photo adds no value to the sellers.
- They are focused more on digital marketing and their brand to attract a wider scope.. YouTube etc.. The signboard is only local.
- A few brands like McGrath don’t have photo signs and they never needed it.
- The signs are cleaner and more consistent with their brand – They think it’s more corporate looking without photos.
- No cliched image or smiling faces – People might judge the agent by their looks.
- Principals want the brand promoted more than the salesperson. Build the brand presence.
- Don’t want a penis drawn on their head.
We also discussed an HONEST job description that was posted in Lets Talk About Real Estate.
From Tom Carlin
I’m back searching for a Donna
Dedicated, driven but with enough sass to handle my ups and downs, forever changing decisions and an inability to take no for an answer. You will be my biggest protector but ready to stab me at any point too… however it’s best you do control this as I’m easily damaged and very precious, so you need to be willing to take this knife for me.
I will drive you insane so if you already have a crazy mind you won’t be able to handle mine too. You must have a firm and fierce hand but also an ability to be a shoulder to cry on when it all gets too much. The honeymoon period is always amazing but I’m looking for the lifer, not just the ritz and glitz but there for the long term no matter how hard it gets.
It will be inadequate pay for dealing with me, and terrible conditions with the stress (we do offer stress leave every weekend however)
No day will ever be the same, a variety of tasks will be on hand and at the whim of a bright idea your week could be turned upside down and you could be organizing the next social gathering or packing a clients house so they move on time. With 6 businesses and 20 staff you are going to need to be diverse and don’t expect too much help from me but I’ll always be watching and telling you everything you have done wrong.
Real estate experience is preferred but a willingness to go all-in is essential. You will become me and act for me in a lot of respects, so be able to handle my world.
Life experience is needed if this sounds like you don’t message me as you are not yet able to reply for me. Send an email to carlin@carlinteam.com.au and make it as easy as possible for me. Don’t be offended if you don’t get a reply, Donna is vacant at present.
Oh and praise comes few and far between so I’ll let you know upfront, if you stick at it you are doing an amazing job
In other news…
Danny Hayes is still in Big brother.
Will he get kicked out? Will he make the Top 3!
I would love to hear everyone’s thoughts listening on everything we spoke about today.
- What did you learn the hard way?
- Do you have photo signboards? Why do you? Why don’t you?
- Did you like the different style of job advertisements?
- Will Danny win big brother
