It’s not a job, it’s a professional career.
So if you are just about to start in real estate or you’ve just started in real estate, what do you do first?
There’s no ‘perfect’ list of things you should do and there is no ‘ideal day.’
But there are results you need to achieve by doing certain actions.
The ideal day is when you achieve a result.
If you are working for someone else, your boss may have other ideas for what they want you to do but we will go over a few things we recommend.
There will be things you need to see, do and experience.
We are going to discuss how your first 30 days may look…..
If you’re a bit nervous it’s okay – that’s normal.
We are presuming that you have the appropriate registrations/ licences for your state or country.
Step One
Set yourself up for success
Be prepared for the commitment. See this as a long term career. Somewhere to build your empire.
Make sure that you are hanging around positive people.
Take your career seriously as it’s a very important part in someone’s life.

Daily Rituals
Prepare mentally every single day
Write out the vision for how you are going to show up in real estate.
How do you see yourself showing up? Anchor that vision.
Exercise
Listen to audiobooks in the car / whilst you are delivering flyers etc.
Write out your goals EVERY SINGLE DAY.
Prepare for what you are going to do every day and focus on your outcome
Try to eliminate distractions

In the office.
Get familiar with the office.

Who does what
Order photos and business cards
Try to shadow someone in your office
Inspect current listings held by your office
Go to as many open houses as you can
Drive past properties for sale so you can get an idea on prices. Then look at the property online, look at the photos and all of the features.
Drive past houses that have recently SOLD in your area. Choose at least 10-15 and inspect from the outside… research online for photos or videos. Sold properties are very important.
Know how the paperwork needs to be filled out for a listing.
Make sure that you know the procedures for buying – the legislation. Know what you can do and can’t do.
Prospect
Your job is to prospect and find sellers
If you don’t have properties to sell.. You have nothing
Choose how you will start to prospect.
Be consistent with your prospecting.
Aim to prospect a min of 80 -100 people a day –
ALWAYS ask people if they want to sell or do they know of anyone that wants to sell,

Take someone from the office with you to the listing appointments (peace of mind)
Prospect with purpose – for buyers
Old data of past appraisals?
Old files of properties wdfs?
Data base – Over service buyers in call backs
If you don’t have money for promotion and marketing, then start phone prospecting. Costs nothing
Print flyers and drop them in letterboxes or door knock them – flyers are cheap.
Decide which social media platforms you are going to use. Facebook and Instagram.
Make sure you are using a CRM – make sure you use it effectively.
Follow up – Go the extra mile.
Study negotiation.
Be courteous. Say hello to everyone in the street as you walk past.
Start to think about your listing kit to suit you.
Once you set this all up in the first 30 days, you will have an amazing foundation to build on.
You will also be developing habits that can last your career.
