Social Media – You’re doing it wrong

It’s not enough to simply promote properties and hope for the best on social media.

You need to have well thought out content, and a consistent plan.

Let’s take a look at the key stages: Planning, Content Creation, Captions, Hashtags, and Engagement.

With these things in place you can streamline your social media, save time and create online engagement.

Planning

The first stage in your marketing is to plan your posts. As a real estate coach, I always emphasise that failing to plan, is planning to fail.

Plan your month in advance, noting key dates like holidays, local events, or market trends that you can capitaise on in your posts. i.e You can create posts about holidays such as Valenties Day etc.

You can use Facebook/ Instagram’s Meta Business Scheduler to schedule posts.

Content Creation

High-quality content is the lifeblood of a successful marketing strategy.

I recommend incorporating a variety of content types: property walk throughs, client testimonials, behind-the-scene tours, and informative well written articles about the real estate market.

Remember, value content above all else. (Value, Inspiring and Entertaining)

Make sure all images are high quality and that all written content is proofread (use ChatGPT!).

Captions

Captions provide context to your content. I advise that captions should be short, sharp and compelling, guiding the viewer to understand the message or the story you’re trying to tell.

Include a call-to-action encouraging the audience to engage further, whether it’s visiting your website, contacting you, or leaving a comment.

Hashtags

Including hashtags is essential.  Use a mix of broad (#RealEstate) and more targeted hashtags (#SufersParadiseRealEstate) to reach different audiences.

Don’t forget to include brand hashtags too (#LisaB)!

Engaging with Your Audience

Remember that it’s vital to stay connected with your audience.   This means that you must respond efficiently to comments and messages.

Engage with your audience by asking questions, encouraging comments, and showing appreciation for their engagement as well.
