How to guarantee predictable and repeatable income streams

Listing leads are EVERYTHING. 

If you are not getting referrals and repeat business you need to take a good look at your business.

When you secure an ample quantity of listing leads, it should guarantee you a predictable and repeatable income stream. 

You need to prospect. 

How?

In my Real Estate Club I have over 50 ways to get listings, here are a few of those ways –  

Make sure that your sphere of influence is reminded that you are in Real Estate. Your sphere of influence are your friends, family and networks. 

Network and engage in local events to connect with potential clients within your community. These local connections can be a goldmine for leads.

Use social media and online marketing. Reinforce your marketing to stay on message through your offline marketing as well. Your aim is to broaden your reach and tap into a large audience base.

Lead Magnets – Entice prospects by exchanging value in return for their details.  

This can be in the form of home evaluation tools or local area reports. This style of marketing is where we exchange something of value in return for contact details or an appointment to see them face to face.  

You could also offer a free gift – This is what we call incentive-based marketing.

To work effectively, the potential lead must see value.  This can turn a casual visitor into a potential lead. 

Referrals – Encourage your satisfied clients to become ambassadors for your brand.  

Always plant the seed for them to recommend you to their friends and family. This can work wonders to generate listing leads.

Open Inspections– Not only do you have the potential to sell a property at an open house, but hosting open houses can serve as a great opportunity to attract potential sellers.  Make sure that you always collect attendee information and record notes of your conversations. Ensure that you always follow up with attendees to see what they thought about the property. By talking to buyers after they’ve been through a property, you can generate sales and listings that would not have existed otherwise. 

Search engine optimisation  – Your website must be up to date.  You must have great, relevant information, and it must be mobile-responsive. It also needs to be SEO optimised so that you are always aiming to be at the top of your prospects search results.

Remember – Lead generation isn’t a one-off event but an ongoing process. You can never truly stop prospecting.  You must always use strategies to generate listing leads.

Incentive Based Marketing – Recently at AREC, I offered real estate agents a free holiday in return for a half hour Zoom call with me. How can I do this? I have a friend who has a deal with a travel company that has packages for unsold rooms. The room I can give away is completely free, the receiver just has to pay a small booking fee. 

I am able to give away a three night holiday to anyone who books a call with me. 

In return, I get to show them eXp. It’s a win / win for me and them.  And as I tell people.. Half an hour with me is not totally unbearable  🙂 

As incentive based marketing goes, it’s perfect as it is relatively low cost to me and a high perceived value.  

What can you give away to incentivise someone to book an appraisal with you that is low cost to you and of perceived high value to them?
