Social Media loves video content.

It doesn’t just love it.

It thrives on it!

We need to capitalise on that.

So….  Always be thinking of ways that you can use video in your real estate business.

Capturing your listings with a short form video walkthrough has never been more valuable. With just your mobile phone, some basic editing skills, and a few posts, you can create compelling content that profiles your listings to a large audience.

You don’t need a high-end camera to start shooting. A smartphone will be just fine.

For short form video content, always shoot in portrait mode.

Lighting is key. Natural light is always best, so plan to shoot your video during the day. Open blinds and curtains to let in as much light as possible. However, avoid shooting directly into the sun as it can cause overexposure and your video will be glary. On overcast days, switch on all interior lights to ensure spaces are well lit.

Remember, good lighting will highlight your property’s features and create a warm, inviting atmosphere.

Your video should be well-paced. Take your time walking through each room, allowing the viewer to really see the layout and absorb the property detail.

Resist the urge to rush. Guide your audience through the property in a logical sequence, as if you were leading a live tour. This allows prospects to understand the layout and flow of the property.

Post-production is where you will set your video apart. There are several mobile editing apps like Adobe Premiere Rush, splice, or iMovie that can help you enhance your footage. Trim any shaky parts, adjust the brightness and contrast, and add some gentle background music. Remember, the goal is to enhance your video, not overshadow the property itself. Simple is always best.

When you’re ready to post your video, timing is so important. Research has shown that there are certain times when users are most active on social media. These times are early morning around 7am and anywhere from 6pm – 10pm when people are relaxing on their phone.

Captions are important, but they aren’t a “make or break” factor of your post. People will watch the video before they read the caption. It should be summary of the property and its features, but keep it succinct. Instagram Reels and TikTok, for example, only display the first couple of lines of text without requiring the user to click for more. Always include a “more information” link to the property so interested prospects can find out more.

Don’t forget to reply to comments, answer questions, and show appreciation for shares and likes. This will build closer relationships with your social media audience.
