Tip Number Three for Property Managers 

Social Media and Real Estate

Get to know some local real estate  investor groups  –  You can do this through Facebook pages or groups, as well as  on  Linkedin or Twitter.  (You can also get to know them in person, then keep in contact via social media).

Get active online with your target market –  It’s all about building relationships.

Please note –  You must make sure you add value.

Please, please, please do not spam them!

Please, please, please do not  shove your business down their throats.

You must add real value.  You must wait for those opportunities to arise.

Eg, If  you are in an investor group and they ask how to work out vacancy rates  – You could help them by giving them that information.

You can try to create opportunities,  just don’t go out of your way to  ‘sell’ yourself,  your company or the properties you have for rent or for sale.

Remember a big point –

You are not ‘selling’ on social media – You are building relationships.  

That’s what great property managers are fantastic at.

Salespeople normally have more short term intense relationships  (if a property takes 5 weeks to sell – the agent has an a very full on relationship, then they move on to the next vendor)

Property managers build long term relationships.  Some property managers could have  a property rented for 20 years.

Your aim should be, that when they want a property manager, you are the one  they think of.

Search in social media for local real estate investor groups and also general real estate investor groups.

Use social media as a place to learn.  By interacting with investors, you will hear what they want, what they don’t like, what they are concerned about etc.

You will learn a lot!
